The recommended sequence of actions for buying real estate:

1.) Select Ron Linebarger as your buyer’s agent!

2.) Get pre-approved for financing.

You'll want to determine how much house you can afford and/or what size and type of mortgage is best for your budget. There are definitely advantages to getting pre-approved for financing before selecting a home, such as:

bulletA head start in processing can help eliminate surprises and speed up closing.
bulletWe can negotiate more successfully; a pre-approved purchaser virtually presents an all-cash offer to the seller.

3.) Have Ron show you homes.

On the first appointment it makes sense to look at a spectrum of prices and styles in and near your price range to get a feel for value. This also allows both you and Ron to develop a better picture of what we are looking for. It is usually a collaborative effort, with the buyer using windermere.com, to find possibilities to view. Ron will provide objective insights about properties under consideration.

4.) Make a written offer on the property that meets your needs and budget.

It is of great importance that you position yourself to have the best chance to get your offer accepted. You can enhance your chance of getting the home of your choice by doing the following:

bulletGet pre-approved for the purchase
bulletSubmit a strong competitive offer. Experience has shown me that the right offer is one that is just a little under what the seller thought they were willing to accept. I will provide comparable sales for property as part of the considerations when preparing the offer.
bulletMinimize or eliminate contingencies - the fewer contingencies, the stronger the offer. (But, most any offer will be subject to financing and an inspection.)
bulletMake a buyer profile available - Time on the job, flexibility, reason for purchasing seller’s home, etc.
bulletBuyers and Ron need to have instant communication access.
